Stratford is the most vertical part of east London we work in, and a house move in E15 usually means a high-rise before it means a house. The regeneration around the Queen Elizabeth Olympic Park — East Village, Chobham Manor and the towers along Stratford High Street — has filled the area with new-build apartments where the move is defined by the building: booking the service lift, clearing the move with a concierge, and finding the right loading bay rather than parking on the street. Older Stratford still exists too, in the Victorian terraces of Maryland and the streets off Leytonstone Road and Romford Road, and those need the traditional approach of stairs, straps and a van as close to the door as the parking allows. We size each job to the property so a studio in a tower is never priced like a family terrace.

Parking is dominated by two things: Westfield and the controlled zones. The traffic around Westfield Stratford City and the station is heavy for most of the day, so we plan arrival times to avoid the worst of it and load from the designated bays in the new developments. The residential streets in Maryland and around Angel Lane sit in controlled zones with resident bays, and we arrange a suspension or work the timing where one isn't available.

What Stratford has above almost anywhere is transport. Stratford station is a giant interchange — Central and Jubilee lines, the DLR, the Elizabeth line, Overground and national rail — with Stratford International adding high-speed services on top. That connectivity makes E15 a magnet for people moving in for work, so a great many moves here are one and two-bed apartment jobs on tight schedules.
