There is a fact about clearing a flat in E15 that catches almost everybody out. Newham's recycling centre is at Jenkins Lane in Barking, and it will not admit a Luton van, a flat-bed, a tipper or anything with a tail lift, at any size. A car is fine. The vehicle you would hire to empty a two-bedroom apartment in one go is turned round at the entrance. So the self-drive plan for a whole flat is not one trip in a big van; it is four or five trips in a small one, across a borough boundary, on the days you can spare.
The council does give households a few free bulky collections a year, a handful of items at a time, and for a sofa and a mattress that is the sensible route. It is not a route for a property being emptied, and it does not come inside to get anything.
That is where a load-size price earns its keep. You pick the fraction of the van your pile fills and tell us where in the building it is, and the crew does the fetching. Nowhere else we work stands as tall as E15, so the building usually decides the day: the apartments at East Village, Chobham Manor and along the High Street run on a service lift, a concierge and a designated loading bay, and every one of them expects the lift booked and the bay cleared rather than a van arriving hopefully. Older Stratford is the opposite job — the terraces in Maryland, and the roads running off Leytonstone Road, have stairs, a narrow hall and whatever parking a controlled zone leaves, so the work is legs rather than logistics. The one constant is traffic: Westfield and the station snarl the roads for most of the day, so we time the arrival rather than fight it, and nothing sits on the High Street waiting.
